Newman offers a myriad of services to help buyers and owners exceed their goals. These include, but are not limited to:
For Sale Marketing
- Signage: NCP will place a “For Sale” sign at the property. If you desire to have the option for someone to lease the building and land (as an investment property for you), then the sign would read “For Sale or Lease”.
- Brochure: A promotional brochure will be developed and sent via email and as a printed piece to prospects.
- Internet: NCP will use three (3) main Internet search engines to advertise properties:
- Xceligent: the Web site for the Denver Metro Commercial Association of Realtors with nearly 2,000 member subscribers
- Costar: the most comprehensive and accurate search engine for obtaining comparable sales information and for advertising properties
- Loopnet: a nationally recognized public and private Web site
Leasing
NCP can help you obtain a new tenant or a successful lease renewal. The terms of a renewal is always approved by the Owner, with NCP getting paid a percentage fee of the base rent.
Upon request, we will assist an Owner with downsizing a company’s space and/or retaining another tenant to fill a portion of the building should the Owner, or any affiliate, occupy a portion of the building. Any fee regarding this work shall be negotiated separately between the Owner and NCP.
Listing Price
It’s been our experience when selling a building, that the market sets the price. Our job is to present as many offers as possible to you, the owner, to assure you’re making the best decision possible regarding price and the buyers’ ability to close.
Selling Time
The sale or lease of a property typically takes two to four months to complete. Currently it’s an ideal time to sell an asset based on the following local market conditions:
- Interest rates are historically low, driving prices higher
- Sale prices are at an all-time high based on the price per square foot
- Strong demand continues for user properties throughout the Denver Metro area
